CONSTRUCTION RATE:  Rs.2400/SqFt

depending on your site location, Plinth Area, Elevation Designs & Roofing Pattern. you choose to construct your home and therefore the full & final rate per Sq.Ft can only be confirmed after you finalize on the floor Plan and the elevation design of your proposed home.

EARTH WORK EXCAVATION:

Foundation trenches, for all clauses of soil including cutting.

             Column foundation               :120x120x120 cm in Size

             Rubble foundation                :60x60 cm in Size

DR FOUNDATION WORK:

60cm x 60cm fitting and packing of rubble with available soil.

RR BASEMENT:

45cm x 45cm fitting and packing of rubble in cement mortar 1:6 as per standard structural and architectural specification.

RCC BELT:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20mm downsized aggregates. Concrete mix shall be of M20 (1 : 1.50 : 3) grade. Belt size shall be 30cms x 15cms as per standard architectural specification.

FILLING IN BASEMENT:

Filling in basements shall be done with earth or slurry dust. All filing shall be watered and well compacted.

BRICK WORKS: (CHENKALLU/CEMENT BLOCK)

Good quality laterite/solid cement blocks in 20cm thick; cement mortar in 1:6.

  • Option to upgrade to good quality red bricks instead of solid blocks or laterite; @ Rs.120/- extra per Sq.Ft.

Good quality Cement Blocks shall be used for 100 mm walls & decorative works; cement mortar in 1:6.

RCC COLUMN FOOTING (PORCH AREA ONLY):

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized. Concrete mix shall be of M20 (1 :  1.50 :  3) grade.

RCC COLUMNS (PORCH AREA ONLY):

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized. Concrete mix shall be of M20 (1 : 1.50 : 3) grade.

RCC LINTEL:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized all over the length. Concrete mix shall be of  M20         (1 :  1.50  : 3) grade.

RCC SUN SHADES:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized wherever required at 60 CM Width. Concrete mix shall be of M20 (1 :  1.50  :  3) grade.

RCC STAIRS:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized. Concrete mix shall be of M20 (1 :  1.50 : 3) grade.

RCC BEAMS:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates wherever required. Concrete mix shall be of M20 (1 : 1.50 : 3) grade.  

 

MAIN RCC SLABS:

Providing & laying reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at 10 CM thickness including all formworks, centring, shuttering, scaffolding, compacting with vibrators, curing & hacking the exposed surfaces. Concrete mix shall be of M20(1 : 1.50 : 3) grade. Concrete pouring shall be machine mixed and mechanically vibrated.

PCC FLOORING:

Plain Cement Concrete 1:4:8 using 20MM downgraded aggregates as per standard structural and architectural specification.

PARAPET WORK:

10 mm thickness solid Cement blocks shall be used for the parapet work.

REINFORCED STEEL:

Fixing steel reinforcement (High Yield Strength Deformed Bars Conforming to Fe 500) for RCC in all items, work including transporting, recoiling, cutting, straightening, bending and placing in position at all levels & binding with approved gauge binding wire.

 CEMENT:

53 graded Ordinary Portland Cement or Portland Pozzolana Cement of ACC, Ultratech, Dalmia, Chettinadu, Ramco, Malabar or equivalent shall be used for all the works excluding Compound wall.

SAND:

Good quality Washed crushed sand shall be used for all RCC and super structural works, Good quality Washed crushed sand which is specially graded for the plastering purpose shall be used for all plastering works.

JOINERY WORKS (WINDOWS):

Good quality hard wood shall be used for all the window frames (Anjily) and Jack wood for all glazed window shutters except front elevation. Teak wood shall be used for finishing the front elevation shutters. All window frames shall be secured with MS flat & 12 MM rods.

JOINERY WORKS (DOORS):

Good quality hard wood shall be used for all the door frames (Anjily) and Jack wood for panelled door shutters. Teak wood shall be used only for finishing the shutters of Main Door & Balcony door (if double storeyed Building). All door frames shall be in size of 10cmX 6.5cm; however, the front doors frame shall be in size of 15cm X 10cm. provide decorative glass works in kitchen doors; that is bottom half portion with wood & upper half portion with etched decorative glass.

JOINERY WORKS (BATHROOM VENTILATIONS):

Good quality hard wood shall be used for all the Ventilation frames (Anjily) and Jack wood for glazed ventilation shutters. All Ventilation frames shall be secured with MS flat & 12 mm rods.

BEDROOM WARDROBES & KITCHEN CUPBOARDS:

Wardrobes shall be provided in 3 bedrooms, Cupboards shall be provided below and above the Kitchen slab. (Good quality jack wood shall be used for all the Cupboards & wardrobe shutters & Frames shall be Ferro slab or thin concrete slab).

CEILING PLASTERING

Ceiling plastering work will be in cement mortar 1: 3.

INSIDE PLSTERING WORK:

Inside plastering work shall be in cement mortar 1:6.

OUTSIDE PLASTERING WORK:

Outside wall plastering work shall be in cement mortar 1:5.

 

ELECTRICAL WORKS:        

  • Cables :  V.Guard / Finolex.
  • Switches, Sockets & Metal boxes :  G.M / Legrand

Single Phase wiring shall be provided with Legrand/L&T distribution board, L&T ELCB’s and MCB’s .

(electrical fittings such as lights, fans, LED Lights, Bulbs etc are excluded . If 3 phase wiring is required, the additional cost will have to be paid)

 

DETAILS OF ELECTRICAL POINTS:

Full details of all the electrical points shall be mentioned below.

Rooms:  Light Points 3 nos, Fan points 1 nos, Plug points 3 nos.

A/C Power Points in 3 bedrooms.

16 A Power Points: 5 nos (Total)

External Light Points: 15 nos.

(Inverter wiring shall be provided in all rooms but not for all points).

STAIR CASE HANDRAILS:

Wooden/Stainless Steel Handrails shall be used in staircase areas and upper living cut-off areas.

CAR PORCH TILES:

Good quality tiles shall be used. (Tiles Design and colour as per the choice of client;

maximum cost of the tile - Rs.50/-per Sq. Ft).

Complete plumbing and sanitary works shall be executed by using the below mentioned Brands & Cost.

Good quality ceramic roofing tiles or Terracotta Mangalore Pattern Roofing tiles shall be used.  (Choice of colour as per the client; priced at maximum rate of Rs 50/-per Sq. Ft)

 CEMENT ORNAMENTAL DESIGN WORKS ON ELEVATION: 

All the cement ornamental works shall be complete as per the design shown in the approved plan & Elevation.

FLOOR TILES & GRANITE:

Granite for front steps, Sit out flooring and kitchen slabs.

 Vitrified floor tiles in size of 120cm X 60cm shall be used for Living Hall, Dining Hall, all bedrooms, upper living area, Balcony (except all bathrooms, Kitchen, work area, front & back open Terraces). Tiles Design and colour as per the choice of client; maximum cost of the tile - Rs.50/-per Sq.Ft

SKIRTING TILE WORK:

Vitrified floor tiles shall be used for all Skirting portions (10 cm Height).

KITCHEN & WORK AREA FLOOR TILES:

Good quality anti-skid tiles shall be used in kitchen & work area floor. Size:60 x 60 Cms.

 (Choice of design Colour as per the client; priced at maximum rate of Rs.50/. per Sq. Ft).

KITCHEN DADO WALL TILES:

Dado tile works shall be done above the kitchen slab with good quality ties (Size:45 x 30 CMs).

(Choice of design, colour as per the client; priced at maximum rate of Rs.55/-per Sq.-Ft)

KITCHEN TOP:

Good quality granite slabs shall be used for the kitchen top. (Priced at Max. Rate of Rs 200/-per Sq. Ft)

BATHROOM FLOOR TILES:

Good quality anti-skid tiles shall be used for all bathrooms. Size:30 x 30 Cms.

 (Choice of design Colour as per the client; priced at maximum rate of Rs.40/. per Sq. Ft)

BATHROOM WALL TILES:

Good quality bathroom Wall tiles up to 7 Feet shall be used.  (Choice of design, colour as per the client: priced at maximum rate of Rs.50/- per Sq. Ft)

BATHROOM DOORS:

All bathroom doors shall be done using branded fibre doors. 

(Choice of design, colour as per the client priced at maximum rate of Rs.4700/-per door)

 

WOOD PAINTING:

All wooden surfaces except teak wood shall be painted with 2 coats of good quality paint over one coat wood primer.

WOODEN POLISH:

All Teak wood surfaces shall be polished with good quality sealer, wood strainer and over coat shall be cleared with melamine.

PUTTY WORKS:

Putty works shall be done in all the interiors areas and also on the Exterior front elevation areas. (Brand: Asian, Vembanad, Birla or JK Wall Putty)

PAINTING WORK:

One coat of cement primer & two coats of acrylic emulsion shall be used. Asian Paints Apex brand shall be used for all external walls and Asian paints standard regular emulsion shall be used for all internal Walls.

WOODEN FITINGS:

All wooden fittings such as door & window hinges, window hooks & eyes, tower bolts and mortise locks etc. Shall be provided from branded companies having stainless steel matt finish. (Maximum rate for front door lock: Rs.3000/-and all other door locks:

Rs.1200/-)

SEPTIC TANK & WATER DRAINAGE SOCK PITS:

Septic tank & water drainage sock pits (Readymade-concrete) shall be made as per the standard size & capacity.

PAYMENT SCHEDULE:

Prior to each of the following construction phases, the estimated amount is to be paid by the Client in advance.

1)       Basement up to Belt (Advance at the time of Construction agreement).

2)      Ground Floor Lintel Level.

3)      Ground Floor Main Concrete Slab.

4)     First Floor Lintel Level.

5)     First Floor Main Concrete Slab.

6)     Plastering.

7)      Flooring Electrical & Plumbing.

8)     Painting. (Final Payment).

 

IMPORTANT NOTES:

v Any kinds of furniture works, Window curtain works, False ceiling works, Crockery shelf works, Wet & Dry zone bathroom partition works, Bathroom Accessories, security camera conduiting works, Interior decoration lighting works, Interior decoration works, Landscaping & Garden works, Well works, Pavement, Walk way or Drive way tiling works, Compound walls are NOT included in this quote; and will be charged as extra if required by the client.

v If the client chooses any materials less than the mentioned cost to the company prices, then the company shall return back the difference cost to the client and likewise If the client chooses any materials more than the mentioned price, the client shall pay for the difference cost to the company.

v The above quoted rates are all inclusive rates for all materials, conveyance, loading & unloading of all materials at site, labour charges and work supervision charges; which finally means; absolutely there is no hidden charges.

v If in case any modifications are required in the above given specifications; the same shall reflect on the quoted rates; as per the client’s needs & requirements; rates may go bit higher or lower depending on the changes opted.

v All the required paper works should be completed by the Client before starting works.

v Client should be provided the Floor Plan & 3 D Elevation Design before confirming the final rate.

v Client should be provided the Space for storage of materials in the construction site. Also Electricity & Water.

v All the rates quoted here are valid & stands good; only if the construction agreement is executed on or before 30.06.2022
